Our Services for Homeowners
We know that selling or refinancing your home can be stressful. The following information can help you organize a smooth transaction. Your escrow company and lender work with us to complete the transaction for the sale or purchase of your home in your community association.

When a home changes owners, the ownership has to change over in the association(s) in which the parcel is located. Our department ensures the final statement will reflect the current and accurate status of your association(s) financial account. Therefore, the seller and buyer can seamlessly move in and out of the association(s).

Confused about a fee? Not sure why you need a particular document? We'll be more than happy to answer any questions you may have. Be assured that we work closely with your escrow company and lender with any association documents that need to be included in the transaction. Our department staff works with all the required parties accurately and as quickly as possible to help you close your escrow.

Our Services for Escrow Companies
Our Property Transaction Department can fulfill your documentation and financial status needs. Just simply fill out the following forms and submit your request to Property Transactions.

In a hurry?
We can expedite your request. A three business day turnaround is an additional charge of $50. A next-business day -turnaround is an additional charge of $100. These fees are per request.

Our Services for Lenders
We can provide the answers you seek on your Lender Questionnaire forms (aka HOA Certification). Submit the following form, along with a copy of your questionnaire and a check for the $125 fee. Send by mail, FedEX or courier.

Our service turnaround is within seven business days.

Our Services for Appraisers
Our Property Transaction Specialists are available to answer your questions on MERIT managed communities. Due to the volume of calls we receive, should you have extensive questions we offer support for your questions in writing to Property Transactions along with your specific questions, please include the exact association name and property address. All requests will be replied to by the end of the next business day.

We are unable to accept faxed requests.

Association Fee Schedule for Property Transaction Department

Resale Statement of Account – When you sell your home within a community association, there are certain requirements that are your responsibility to provide during the escrow process. Please contact your real estate sales professional for a complete list of what you are required to disclose.

As part of a MERIT managed community, your association has contracted with MERIT to provide these services on their behalf. MERIT charges your association for these services and your association charges the fee back to you as the homeowner.

Refinance and Release of Lien Statement of Account – When you refinance your home in a community association, the management company is often requested to provide information to the lender and the escrow company as a condition to the refinancing.

As part of a MERIT managed community, your association has contracted with MERIT to provide these services on their behalf. MERIT charges your association for these services and your association charges the fee back to you as the homeowner.

Lender Questionnaire Processing – Typically, when you purchase or refinance your home in a community association, the lender and/ or mortgage broker providing the loan or refinance the existing loan requires the property management company to complete a Lender Questionnaire as a condition of closing the loan.

As part of a MERIT managed community, your association has contracted with MERIT to provide these services on their behalf. MERIT charges your association for these services and your association charges the fee back to you as the homeowner.
